TRACT 1: This real estate being 0 Denney Rd., Parcel Number: 400544000000, Section 34 of Union Township, County of Mercer, State of Ohio. This real estate containing 38.0700 acres more or less with 37.3860 acres of tillable ground. All 37.3860 acres of tillable land are in the county CAUV program. The new buyer will have to apply to keep this land within the county CAUV program. If any land is removed from the CAUV program, the land will be subject to tax repayment, at the expense of the new buyer. A survey was conducted on this Tract to section out the house and buildings on the current parcel. The new survey will get recorded with the sale and new buyer of this piece. The new buyer will have to apply to keep this land within the county CAUV program. If any land is removed from the CAUV program, the land will be subject to tax repayment, at the expense of the new buyer. All acreage values for this Tract have been determined from the county tax card. The farm has average tiling and is in the Celina school district. This Tract is not to close prior to January 7, 2027 and no later than January 22, 2027.
